Dutch home prices rise above €500,000 for the first time
Average home price in the Netherlands exceeds €500,000
In the fourth quarter of 2025, the average transaction price of a home in the Netherlands exceeded €500,000 for the first time. This represents a 3.9% increase compared to the same period last year, although price growth has been slowing in recent quarters.
A total of 47,600 homes were sold, up 11% year-on-year. According to the Dutch Association of Real Estate Agents (NVM), this unusually high number is mainly due to a larger housing supply and the sale of former rental properties.
While the housing market has become slightly less overheated, affordable homes remain scarce. First-time buyers, especially those without savings or family support, continue to face difficulties. Homes also sell quickly: on average within 28 days, leaving buyers limited choice.

Strong regional differences
In 173 of the Netherlands’ 342 municipalities, the average home price now exceeds €500,000. Bloemendaal is the most expensive municipality, with an average price of €1.19 million, while Pekela remains the most affordable at €272,100.
New-build home sales decline
Sales of newly built homes fell in Q4 2025 to nearly 6,000 units, the lowest level in two years. Buyers increasingly opt for existing homes, which are available sooner and often offer more space. The average price of a new-build home is €494,000.
