NHG mortgage limit increased to €470,000

NHG limit to increase in 2026

The maximum purchase price for a mortgage with the National Mortgage Guarantee (NHG) will increase from €450,000 to €470,000 in 2026, in line with rising house prices. The NHG fee remains unchanged at 0.4%.

For buyers investing in energy-efficient or sustainable home improvements, a higher limit of €498,200 applies.

NHG reduces the financial risks of buying a home in the Netherlands. It protects homeowners if they can no longer afford their mortgage due to circumstances such as job loss or divorce, and may cover any remaining debt after a forced sale.

For lenders, NHG lowers financial risk, which can result in more favourable mortgage conditions.

When choosing an NHG mortgage, buyers pay a one-off fee of 0.4% of the mortgage amount. For example, on a €400,000 mortgage, the fee is €1,600.
